I moved to San Rafael Mobile Home Park April 2014. As I settled in, and after the initial efforts to upgrade my home, I would randomly stop at open houses for further decorating ideas and to meet the agent representing the seller. My purpose; to see who I might choose to represent me, if and when I decided to move. I interviewed six (6) agents over the ten years I lived at San Rafael. Then I met John Rudy, that was a game changing moment. What instantly differentiated John from the other sellers I met, was the essence of who he was. My initial thought; here is a caring man who operates from his heart, not his head. At the time I told him that there were more upgrades to be done. I asked him once complete I would appreciate his stopping by for his expert perspective on the true value of my home. After that meeting, I told John when the time came, he would be my choice to represent me. 2024 has been a year that brought several life changing events that led to my deciding to move. As promised, I called John. He visited again, did a walk through and to review the list of improvements made to the home. He said he would compare my home to others for sale in San Rafael. He cautioned me that sale price needs to be near perfect; not too high, not too low. Based on his research John determined that the listing price he arrived at would suffice. The house was listed on (date), appeared on Multiple Listing (date). At 10:00 that morning John called me to tell me that a “cash buyer” wanted to see my house late that same afternoon. The following morning (the first day house was on the market), the buyer submitted a full cash offer that was $20,000 higher than list price and wanted to close within 30 days. Throughout the entire process, John asked for my input, regularly updated me on everything that was going on. John’s excellent understanding of the market, great communication skills, focus and passion exceeded expectation and secured a sale price higher than what I was hoping to receive. First I want to start by thanking John for the help and service he provided to my husband and I. My husband and I knew we wanted to purchase a home for a while but we were waiting for the “right moment”. John was referred to me by one of my co-workers, his words were “if you want an agent that knows and will tell you how it is, John is the right man for the job”. To be honest, at first I did not have my hopes up because of the stories you hear of agents putting aside the customers feeling at the cost of the customers pockets. John did not only proved how well rounded he is but he always did what was in our best interest. He made himself available at all hours of the day. Whether it was us sending him a refin or trulia link or answering a question, he always responded no matter what time it was. He would gives us the pros and cons of the listing and when we would decide on a listing he would act on it immediately. When we found our now new home, things moved as fast as they go. We saw the listing on a Saturday night, he contacted the listing agent and on Sunday we were seeing the house. He ensure to speak to my husband all the details of the house he spotted and ensure to tell him the pros and cons of the house that way if we would decide to move forward we would be able to make an informed decision. The same night he drafted the offer and submitted it. By Monday afternoon, we had a counter offer and based on his recommendation our offer was picked above all the other offers. He truly does his homework when it comes to making an offer and ensures we are not over or under paying. One thing that John made clear since our first meeting is that he will make sure we are protected throughout the entire process. Purchasing a home is a big commitment and it can get scary. The one thing for my husband and I was that we always felt at ease because John had our backs. He help us get extra stuff that we never thought it was possible. As first time buyers, we could have been easy prey but not for John. He is a great negotiator and he will try to do his best to get you the best deal possible. John’s communication is at another level. He was fast to act on any communication from our lender and submitted all paper on time. Even when the bank was ready to close, John had them wait in order for us to get some extra credits during escrow. From the day my husband and I met John to the day we got the keys to our home, I had only known John for 40 days. Like I said he moves fast. He was truly dedicated to helping us find our forever home. If we would ever decide to purchase another home, John would definitely be the first person I call. I was offered $720,000 for my property by one person and $730,000 by another person. This seemed low and a friend recommended that I talk with John about my situation. I explained to John that I needed to sell the house and asked his thoughts on price. He took a look at the house and told me that we would only need to do some basic repairs and paint to generate a much higher price. He estimated $25,000 for the repairs and came in right at that number. The best part was that I paid no money for the repairs, as they were paid out of escrow. John listed the house at $899,000 and we had 17 offers the first weekend. I wanted the property to go to a family, and not a developer, and accepted the best offer from a family that was just under $1 million. I got in touch with four real estate agents. John was the only one who showed up on time and had a solid prospectus. His cheerful, helpful attitude throughout the entire process made what could have been a stressful process a breeze. John got the property to sell for full price, with no repairs, while most of units are selling below original list price and require numerous repairs or considerable money to cover identified repairs! He also got the maximum price for the type of unit I lived in. He made sure that I understood all the timelines and stayed in constant communication from start to finish. Besides always showing up on time, one of the most important pieces for me is that John answers his phone and gets back in a timely fashion with answers to any question that are asked. Great agent. I met him at an open house and put an offer in and even though that fell through, he persevered with me and we kept looking for places for a few months. Always quick to provide comps for other condos and talk about a fair price. An honest realtor who will spend the time looking at places and not try and get you to buys something that is not right for you or overpriced. Great local knowledge and friendly personality. I doubt you will find better.! Now I have a loft in downtown Long beach to call home.

5 stars is far too low for John. We have over the last year or so interacted with a number of realtors.
